Boiler servicing in East Kent
An annual service keeps your gas boiler safe, efficient and within its warranty. We strip it down, clean and check it, test the combustion with a flue gas analyser and tell you plainly what we found.
Boiler servicing, done properly
Boilers rarely fail without warning. A service is where we catch the warning signs: a worn seal, a blocked condensate trap, a fan starting to struggle, a flame that isn’t burning as cleanly as it should. Sorting those early is far cheaper than a breakdown on the coldest night of the year.
Most manufacturers also make an annual service a condition of the boiler’s warranty, so skipping it can cost more than the service itself. If you rent out a property, the law requires a gas safety check every year, and we can do both on the same visit.
We service natural gas boilers of all the main makes. You’ll get an honest report: if everything’s fine, we’ll say so. If something needs attention, we’ll explain why, and what it costs, before doing anything.
- Visual and safety inspection of the boiler, flue and pipework
- Cover off: burner, heat exchanger and fan checked and cleaned as needed
- Flue gas analysis to check the boiler is burning safely and efficiently
- Gas pressure and gas tightness checks
- Condensate trap and pipe checked and cleared
- Seals, controls and safety devices tested
- System pressure and expansion vessel checked
- A written record of the service for your warranty

When to think about boiler servicing
It’s been over a year
Once a year is the standard for gas boilers. Book it in the summer or early autumn, before you rely on the heating.
The pressure keeps dropping
A boiler losing pressure often points to a small leak, a faulty valve or an expansion vessel that needs attention.
Noises, smells or soot
Banging, whistling, a smell of fumes or dark marks around the boiler mean it needs checking now. If you smell gas, call the gas emergency line on 0800 111 999.
A yellow or floppy flame
A healthy gas flame is crisp and blue. A yellow or orange flame can be a sign of poor combustion.
The warranty needs it
Most boiler warranties ask for a yearly service by a Gas Safe engineer, with proof.
You’re a landlord
Rented homes need an annual gas safety check, and the record must be given to tenants.
How a job runs
No surprises. Here’s what happens from your first message to the finished job.
Book a time
Call, WhatsApp or email and we’ll agree a slot. Tell us the make and model if you know it.
Safety checks first
We check the flue, ventilation, gas supply and the boiler’s working pressure before opening it up.
Cover off, clean and inspect
The internals are inspected and cleaned where needed, seals and components checked, and the condensate trap cleared.
Combustion test
A calibrated flue gas analyser measures what the boiler is burning, so we know it’s safe and efficient, not just ‘working’.
Report and advice
We record the results, tell you anything worth knowing in plain English, and quote for any repairs before doing them.
From our own jobs

Boiler servicing: your questions answered
The things people ask us most. If yours isn’t here, just message us.
How often should a boiler be serviced?
Once a year. That’s what most manufacturers recommend and usually require to keep the warranty valid. Regular servicing also keeps the boiler running efficiently and safely.
Do landlords need a gas safety certificate every year?
Yes. Landlords must have a gas safety check carried out on every gas appliance and flue in a rented home every 12 months by a Gas Safe registered engineer, and give the record to tenants. We can carry out the gas safety check alongside the boiler service.
How long does a boiler service take?
Usually around an hour, sometimes a little longer if something needs cleaning or a part needs looking at. You don’t need to be without heating for long.
How much is a boiler service?
We give you the price when you book, so there are no surprises. If the service shows that a repair is needed, we explain it and quote first. Nothing is done without your OK.
Can you service any make of boiler?
We service all the common makes of natural gas boiler. We don’t work on oil or LPG boilers.
What’s the difference between a boiler service and a gas safety check?
A gas safety check confirms that gas appliances and flues are safe. A service goes further: the boiler is opened up, cleaned and tested so it runs efficiently and reliably. Homeowners usually want the service; landlords need the safety check, and often do both.
We cover Faversham, Canterbury, Whitstable, Herne Bay, Thanet (Margate, Broadstairs and Ramsgate), Sandwich, Deal, Dover, Folkestone, Ashford and Sittingbourne, and the villages and areas in between. See the areas we cover.
